Why Should I Use A Realtor To Buy A Home?

As we continue to see that the market in Vancouver is moving well, our team wants to make sure all parties are properly represented when buying a home. In the digital age we live in, people have access to listings to view themselves and many home buyers may be asking themselves if they really need a Realtor at all. But finding a home itself is only 10% of what we do to help our buyers. In the fast paced market we currently find ourselves in, buyer representation is more important than ever.

Here are 5 main reasons why you should be using a Realtor to help you purchase a home:

1.     It doesn’t cost you anything, and could in fact save you money -  People may not know that the buyer's agent commission is paid out by the seller, NOT the buyer. Whether you purchase a property on your own or with the help of the seller's agent, it usually results in the seller's agent being paid both sides of the commission. Buyers may perceive they are able to negotiate with the seller to cut the commission cost, effectively lowing the cost of the home, but in reality, this rarely happens. Even if this cost of the home is lowered slightly, buyers are still missing out on the valuable market expertise and negotiation skills of a Realtor, which could help them save more money in the long run.
 
2.     Dual agency can be risky business - You wouldn’t hire the same lawyer to represent both parties in a legal battle, why would you use the same agent to represent the buyer and the seller in a real estate transaction? In a dual agency situation, there are many things the agent cannot legally do to help you with your purchase, as they actions can be a conflict of interest. For instance, they would be unable to advise you on price, beyond giving recent comparable sales in the area. Have someone on your side, representing you.
 
3.     Realtors are market experts – Realtors know the value of properties better than anyone and can help you choose the best price to offer on a property. In this market, homes can sell quickly and often in multiple offer situations. This can be intimidating if you don’t have someone on your side, expertly negotiating on your behalf.
 
4.     Liability wise, a Realtor’s got your back – Realtors write legally binding contracts and are on your side if anything unexpected happens during the purchasing process. Realtors carry liability insurance for this reason and are required to take legal update training regularly so that the can better represent our clients.
 
5.     A Buyer's agent saves you time  - Sit back, relax and enjoy the process! Realtors can filter through MLS listings efficiently, schedule showings, gather documents, ask questions and do all of the other little things that take up your valuable time.  We know home inspectors, mortgage brokers, contractors, notaries, lawyers and can help facilitate the entire process from start to finish.
